Question Anyone keep a Horse ? Paddock Land rental

I'm currently looking at a property with about 1.5 acres of paddock land & wondered what kind of rent I could charge for people to keep horses on there Currently it's all secure by decent size hedges & set back from road by about 50 metres , with access via 5 bar gate. No stable blocks or anything though ......are they a worthwile investment in terms of extra rent ? Location is Cotswolds, 7 miles from Cheltenham & close to lots of small villages.

Also how many horses can you keep on that kind of area ?

I haven't a clue about horses , so please bear with me

Dave, no idea on charges but I think the usual rule of thumb is an acre per horse so you would get possibly one horse and a small pony companion perhaps?

Edited to add: I have some horsey friends not a million miles from you, do you want me to sound them out on the going rate?

yep as angela said rule of thumb is an acre per horse BUT that is if the animals are out all the time.. other things to consider is ground management etc. it has to be kept free of plants like ragwort which is posionous to a horse ( even fatal) i am probably the worng person to ask cos prices up here will be totally different i would guess at than down there, but my friend has 4 horses on a farm in a field which doesnt have stables as such but has a shelter which can be closed off to create a stable.
this may be an option rather than go to the huge expence of actually building a stable block,
if you want me to i will give her an email and ask about prices.

Dave, I got a bit of a non-committal sort of reply! This is from a friend who lives jsut a few miles west of Birdlip, so not sure how close that is to you but hope this helps.


My neighbour charges about £10-£15 per week per horse for grazing. That doesn't include any form of care.

I guess that if the paddock had stabling, then you could charge about £25/week. Although 1.5 acres is pretty small - it might not be usable all year around. And again costs would depend on state of fencing - water supply, access to good hacking etc.
