What a mess!
At the moment my garage looks like this...

I recognise that membrane ...had it in basement in previous house. So do I assume your garage is built in to a hill side ? What are converting room in to ?

It's a very long story but yes, the house is built into a hill and the basement has the garage at the front. At the back are three rooms like this...
![]() ... plus two smaller ones. And at the front on the other side is this... ![]() ... which was my office and will be again once the work is done. On 25 June the groundwater table built up at the back and came through the wall/floor joint. This was a nuisance because there was a false timber floor, so everything had to be shifted out and the timber floor removed. Then a cavity membrane system was installed on the walls and floors, with channels cut through the concrete slab to connect to an external drain, so if any water does get in again it is isolated from the inner skin and can drain away harmlessly. We hope. So last week 15 tonne of screed was laid on top of the floor membrane, and this week the walls are being plastered. Then we can finish off the timberwork and flooring, and with luck it will all be done for Christmas. It's then a choice between having a photographic studio or the mother of all model railways. ![]() Sorry, I said it was a long story.
